AM/PM Always seeks a 21 year lease agreement (with rights of renewal) for use of a portion of the Council reserve located on the corner of South Terrace and High Street Strathalbyn. 

In June 2017, AM/PM lodged a Development Application for a Petrol Filling Station incorporating a retail sales outlet, carwash and associated advertising, landscaping and car parking on adjoining land. Within the context of the current Alexandrina Development Plan, the development of this facility type is envisaged in this town centre location.

The proposed design and operational movements of the proposed development, incorporate a preference to exit and turn left only onto High Street Strathalbyn via the existing reserve. In order for AM/PM Always to place infrastructure over the reserve to accommodate this exit point and a portion of the proposed car wash, a lease is requested in accordance with Section 202 of the Local Government Act 1999. As the land is classified as community land, public consultation is required when considering leasing a portion of this land.

The land parcel is approximately 930m2 in size and currently consists of a reserve including a footpath between High Street and South Terrace, a grassed lawn area and a landscaped corner with three established trees. The lease area would be limited to approximately 410m2 of the overall reserve towards the train line.The remainder of the reserve including the trees on the corner of High Street and South Terrace would remain and continue to be managed by Council.
